Why scheduled cleaning matters

Biofilm, scale and sludge build up inside every cooling tower, and that build-up is exactly where Legionella thrives - sheltered from the biocide in the circulating water. Chemical treatment alone cannot reach it. That is why the guidance requires a physical clean and disinfection at least twice a year, in conjunction with a formal water treatment programme and bacterial monitoring. Cleaning is the scheduled, hands-on service that keeps the ongoing treatment effective.

What our biannual deep clean includes

  1. System shutdown and drain-down - the tower is safely taken offline and drained.
  2. Manual removal of sludge, scale and biological growth from basins and surfaces.
  3. High-pressure jet washing of fill media, basins and pipework; the pack is inspected and photographed, or removed and cleaned where practicable.
  4. Biocide disinfection with correct contact time to kill remaining organisms.
  5. System recharge and chemical dosing set up so treatment resumes correctly.
  6. Post-clean Legionella sampling taken for laboratory analysis to verify the clean.

Documented, before and after

Every clean is recorded, with before-and-after evidence and post-clean sample results added to your Legionella Log Book - so the work is demonstrable at your next audit or inspection.

Cleaning vs ongoing treatment

This is the scheduled physical cleaning service. It works hand in hand with the ongoing chemical dosing, monitoring and Legionella control covered on our Cooling Tower Water Treatment hub - you need both: continuous treatment between cleans, and a deep clean at least twice a year.

  • How often must a cooling tower be cleaned?

    At least biannually (twice a year) under HSG274:2014 and HPSC 2009, in conjunction with a formal water treatment programme and bacterial monitoring. Higher-risk systems may need more frequent attention.

  • What happens during a cooling tower clean?

    The tower is shut down and drained, sludge, scale and biofilm are removed manually, fill media, basins and pipework are high-pressure jet washed, a biocide is applied for the correct contact time, the system is recharged and dosed, and a post-clean Legionella sample is taken for analysis.

  • Do you provide the labour and equipment?

    Yes. Halpin & Hayward provides the full package including the labour and equipment. Our trained crews complete the work on site and return the system to service.

  • Is the clean documented for compliance?

    Yes. The clean, including before-and-after evidence and post-clean sample results, is recorded in your Legionella Log Book to demonstrate compliance.
