What Affects the Price?

  • 1
Tank CapacityThe most significant factor is tank size. Larger tanks require more time to drain, more disinfectant chemical, and more water samples for post-disinfection verification. The relationship between capacity and cost is not linear - mobilisation and engineer time form a fixed base cost that is spread across the job regardless of tank size.
  • 2
Number of CompartmentsGRP sectional tanks are commonly supplied as twin-compartment designs, allowing one compartment to remain in service while the other is cleaned. Each compartment requires its own drain, clean, disinfect, and sampling cycle. A twin-compartment tank will cost approximately 40-60% more than a single-compartment tank of the same total capacity.
  • 3
Tank Access and LocationA tank in an accessible plant room with adequate headroom and ventilation is straightforward to service. A tank accessed through a low ceiling, awkward hatch, or requiring a confined space entry risk assessment will attract additional costs for engineer time and preparation. Where confined space working is required under the Safety, Health and Welfare at Work (General Application) Regulations 2007, a permit-to-work and additional safety equipment must be used - this adds to the overall cost.
  • 4
Urgency and TimingPlanned, scheduled services are the most cost-effective approach. An annual programme with Halpin & Hayward allows efficient scheduling of engineer time and laboratory analysis. Emergency call-outs required as a result of a Legionella detection event, contamination incident, or regulatory requirement carry an additional surcharge of EUR200-EUR500 depending on response time required and time of day.
  • 5
Geographical LocationHalpin & Hayward is based in Dublin and operates primarily across Dublin, Leinster, and surrounding counties. Premises further afield may attract a travel surcharge. Contact us for a site-specific quotation if your premises is outside the greater Leinster area.

What Is Not Included in the Standard Price?

The prices above cover the core annual tank cleaning and disinfection service. The following additional works are not included and are priced separately:

  • Tank lining (where the existing tank surface is deteriorated or porous) - priced separately following condition assessment
  • Ball valve, float valve, or inlet/outlet repair or replacement - materials and installation charged at day rate
  • Insulation replacement or upgrading - particularly relevant for tanks in unheated plant rooms where cold water is warming above 20°C
  • Structural repair of GRP panels - cracked or delaminated panels may require repair or panel replacement before the tank can return to service
  • Confined space risk assessment preparation and documentation - required where access conditions necessitate a formal permit-to-work
  • Expedited laboratory results (next-day or same-day analysis) - additional laboratory charge of EUR80-EUR150 per sample set

Frequently Asked Questions

  • Is water tank cleaning VAT-exempt in Ireland like some other building services?
No. Water tank cleaning and disinfection is a specialist contractor service and is subject to the standard 23% VAT rate in Ireland. Unlike some property-related services, there is no reduced rate applicable. All prices quoted by Halpin & Hayward are exclusive of VAT; VAT will be shown separately on your invoice.
  • Do we need to pay separately for the laboratory analysis of water samples?
For our standard single and medium tank cleaning packages, water sampling costs are included in the price. The number of included samples depends on tank size - typically two to four samples from tank outlet and sentinel outlets. Where additional samples are required, or where expedited analysis is needed, these are charged at EUR120-EUR200 per sample.
  • Can we get a fixed price before the job, or is it always a site estimate?
For standard GRP and polyethylene tanks with known capacity and accessible locations, Halpin & Hayward can provide a fixed price quotation based on the information you provide. For concrete tanks, tanks with unusual access requirements, or tanks whose condition is unknown, we will carry out a brief site assessment before confirming a fixed price. Site assessments are free for commercial clients within our normal service area.
  • How does the cost compare to leaving the tank uncleaned?
An uncleaned tank is a regulatory liability. Under Irish health and safety law, the duty holder is personally responsible for Legionella risk management in their premises. The cost of an emergency disinfection following a Legionella detection - including emergency call-out, expedited laboratory analysis, temporary water supply arrangements, potential HSA investigation, and reputational consequences - is many times the cost of an annual scheduled clean. Annual tank cleaning is the most cost-effective form of water risk management available.
